Aurora Residences: FMTG presents a new project in Falkensteiner Resort Punta Skala

Completion of the construction of the new 88 Falkensteiner Premium Living apartments for rent and sale, under the leadership of the famous architect Boris Podrecca, is expected in June 2025.

The demand for apartments with additional services continues to grow. FMTG recognized this trend early on and has been developing them under the Falkensteiner Premium Living brand for 20 years and integrating them into the infrastructure of Falkensteiner hotels. The newest project will be developed from autumn in Falkensteiner Resort Punta Skala in Croatia. Under the leadership of the famous architect Boris Podrecca, FMTG will build 88 new high-end residential units by 2025. Interested investors can participate in the development of the project through the current crowd investment campaign of FMTG Invest.

"When we build apartments for rent and sale, we sell about a third before the start of construction," said Otmar Michaeler, CEO of FMTG. The company turns 67 this year and over the decades has developed into an international tourism group and Austria's most famous tourism brand.

"My parents started with a small guesthouse in South Tyrol, and with FMTG we have created a structure that is unique in Europe. We build, develop, advise. Through consulting other companies, we constantly learn and spot trends very early," said Erich Falkensteiner, Chairman of the FMTG Supervisory Board.

The tourism group has been offering apartments for rent and sale under the Premium Living brand for 20 years. They are integrated into the infrastructure of the Falkensteiner Hotel, offering owners the opportunity to enjoy hotel amenities.

"The buyer decides what services he wants. If he doesn't use the vacation property, he can sublease it to us," says Michaeler. Thus, FMTG avoids empty beds, and the owners of the apartments earn a certain part of the income. The company plans to focus even more on this model in the future. Demand will continue to grow, Michaeler is convinced, and there are many reasons for this. For example, work models have changed significantly since the pandemic.

"Workation is a trend that is becoming increasingly strong. Premium Living apartments that can be used all year round offer the perfect place to combine work and vacation", explains Michaeler. Statistics also show that apartments with additional services are becoming increasingly popular with pensioners.

“We get healthier as we age. Many people want to enjoy their golden years somewhere else and still feel at home," he added.

Not only have construction costs increased. but high interest rates also make it difficult today to develop a new property solely through bank financing. Here, the popular apartments offer an attractive option for cross-financing. For Michaeler, it's now a condition.

"If today we can't cross-finance a hotel with apartments, we only develop in places where we receive public funds", he said.

New apartments in Falkensteiner Resort Punta Skala

Construction takes place exclusively at top locations and always in collaboration with renowned architects and designers, such as Matteo Thun or Richard Meyer. One of the flagship projects of the tourism group is the Falkensteiner Resort Punta Skala in Croatia, located near Zadar. The resort already includes two 5-star hotels, Premium Living apartments, luxury villas, and the Fortis Club, a state-of-the-art sports and entertainment center.

Development on the Falkensteiner Peninsula continues in autumn. Under the leadership of Austrian star architect Boris Podrecca, the new Premium Living apartments "Aurora Residences" are being developed.

"For me, Punta Skala embodies the longing for the horizon. The sea and the sky are reflected everywhere. With the new apartments, I want to further develop this continuity. The buildings are arranged like fingers, facing the sea and in such a way that they do not obstruct each other's view of the horizon", says Podrecca. A total of 88 apartments will be built in four buildings. Interested buyers can choose between four different sizes from 42m2 to 175m2. Completion is scheduled for June 2025.

Innovative crowd investment concept

For over seven years, FMTG has successfully linked innovative projects with its own crowd investment concept - for two years now, even through its own platform, FMTG Invest.

"Our investors know exactly which projects their money is going into with each campaign and can later enjoy the result as hotel guests," said Anne Aubrunner, Managing Director of FMTG Invest, Namely, interest is paid either in cash or in the form of hotel vouchers.

"Just over half of our investors opt for interest payments in vouchers and thus become guests," says Aubrunner about the successful concept.

"For our multiple investors, the mix of cash interest and hotel vouchers is particularly popular", she added. The FMTG Invest team places a special focus on transparency and regular exchange with investors.

“For us, the relationship does not end with the completion of the investment but starts there", Aubrunner explains the personal approach. Currently, FMTG Invest is in the midst of the 12th crowdinvestment round. The funds raised will, among other things, go towards realizing the Residences Aurora in the Falkensteiner Resort Punta Skala.
